In the heart of the Val di Noto, 1.5 km from Frigintini, rural hamlet of the municipality of Modica on the Iblei mountains, old stone farmhouse of 570 sqm between house (210 sqm) and warehouses (360 sqm) overlooking more than 9 hectares of flat land cultivated mainly with olive trees. The structure is surrounded by ancient stone walls that enclose it in a particular and privileged privacy.

Access is only through a stone porch surmounted by a bell tower of significant historical importance, and you enter a large courtyard (so-called “Bagghiu”) on which overlook the ancient private church, warehouses, stables and the dwelling.

The house consists of 2 entrances, 4 rooms, kitchen, a bathroom and a laundry room.

As a whole, the building is in a good state of general conservation, immediately habitable. The plants (electric and hydro-sanitary) are complete and functional, complying with the reference standard.

The building is attached to a surface of about 430 square meters of exclusive relevance, paved with stone baseboards with adjoining porch surmounted by a bell tower.

The surface of the exclusive courtyards is about 430 sqm, paved with stone flagstones (“basole”). The warehouses are located partly overlooking the internal courtyard and partly with access before the portico, for a total of 360 sqm.

The property includes 92.707 sqm of agricultural land equipped with a drill for exclusive use, where we find 100 carob trees and about 400 olive trees from which an exquisite extra virgin olive oil is obtained, completely fenced with the characteristic Sicilian dry stone walls.

The farmhouse and its land are inserted in an area of particular protection and enhancement of the Hyblaean landscape heritage. They are easy to access as they partly border on the provincial road 23, a road that crosses beautiful agricultural landscapes.

From here you can easily reach the late baroque cities UNESCO World Heritage of Val di Noto such as Modica (12 km), Ragusa (25 km), Scicli (20 km), Noto (30 km).

The property has a great charm that, in addition to the current use of private residence, can be easily used as a farmhouse or other tourist activities. Ref. 728
